I work 40-50 hrs a week out of town so going by the courthouse every week for numbers isn't feasible and the assessors website doesn't have much information about the properties.

It can be tough to find a large quantity of notes of high quality that yield 15%, but 12% is pretty realistic.

If the bank took it back they are going to want a fair market value offer presented to them, so they usually list it with a local brokerage or put it on a website for auctions.

If you go to a Home Depot they have a Contractor Relations desk - You can ask the manager for a 10% discount on a large purchase - I've done this a couple of times and had success!
