The problem is, I haven't done the best job of keeping track of my day to day receipts for 2021 and the first half of 2022, but I do have receipts of major business related purchases. 

Be as detailed and specific as possible when mentioning your future plans, current operation/experience level, ongoing projects, etc.

If a management company has unlicensed Leasing Agents and/or Assistant Managers for at least 2 years without any training and then gets them a leasing license does that cover the time they operated without a license?

My Dad has been investing in real estate since he was 21, but he has been more operational/capital investments side.

Ask for a raise or move jobs to one that will pay more.

Love it, except those things can be clunky and high maintenance to keep operational. 

Companies didn't want to travel that far if they were not going to get a replacement job and when the warranty company requested things like detailed photos and written, itemized replace vs repair estimates they quit answering the phone altogether!

. --- if they even take the small job at all.

Along with negotiating the feasibility period and due diligence periods I'd concurrently do 2 things based on your plan:1. talk to the solar companies in the area and understand their site selection process, how they structure their deals, how they operate, etc. 2. talk to the power company and see if they need more renewable energy and if building another solar project in that area makes sense. 

While simple tasks like patching holes and repainting can save costs, it's safer to hire professionals for jobs like installing recessed lighting.
