When you only have a few units in another market you are forced to hire a PM and being so small, you are not their priority.  

Banks does not like to do short sales and foreclosure, yet they are forced to , Why.  

I did do some force appreciation on the 1st and will be raising the rent when the current tenants vacate or if they decide to stay.

SO you all choose to gang up on every newbie who decides to enter real estate through wholesaling in hopes of forcing them out?

It was only the fact that I stood up for what I believe in and talked **** untill the cops got thier that those punks are off the streets today.Ya maybe I could have got beat & killed, but I did not "I would have crushed those punk *&^#@'s" I just did not want to end up in the back of the cop car as well.An officer looked at me worried he could not force me to go downtown and make a statement but he knew if I did not those punks would be back on the streets the next day.

Let them know that if they don’t confirm within 24 hours you will be forced to file for eviction.

Be advised that as soon as you notify the city you are on a party line they may force you to pay to redo it and you may bear the vast majority of the costs.

This is especially appealing to me as I will soon be moving to Japan for a couple years and so all of the states will be out of state for me.I am curious about Dayton, OH specifically for a few reasons:1- I went to school there (Go Flyers)2- I have family in the area and may be moving back to southern Ohio at some point down the road3- It seems to me (and maybe I am wrong about this, so please correct me if I am) but having a large military base in an area would make the market good for rentals, and Dayton has a large Air Force BaseMy questions are:Does anyone have experience with rental properties (single family and up to quads) in the area?

Which doesn’t mean you are suddenly making a lower return... no in fact you just forced a bunch of appreciation. 

But you will want to make sure your contract does not force you to pay commission when the agent brings a buyer.
