I would advise decreasing your profit margin if you don't have financial skin in the game so it provides more appeal towards the partner's bottom line too.

Every borrower has to have skin in the game so that I know they won't go into a bad deal, find out they screwed up, and walk leaving me with a mortgage and note and potentially a property that I cannot get my funds out of.

I will tell you just from my experience any hard money and banks i have talked to told me I will have to have some kind of skin in the game.

This time home owners have skin in the game. 

Not really sure how to do it.So for example, I bring in 5k for skin in the game with an agreement that I will manage all properties for a fee and handle repairs and maintenance for x amount of equity a year toward the properties.

You'll still need skin in the game, other assets may be pledged to cover part or even all of the deal, other underwriting aspects still applicable.

They want to see your skin in the game. 

Not every HML will just hand you money if you have no skin in the game.

Put some skin in the game to follow through.
