Prior to this I’ve lived here around 6 years and always paid my rent on time faithfully and plan on setting up auto-pay to avoid any discrepancies in the future but I honestly can’t afford to just give away an extra $370 if I don’t owe it.Any insight into the discrepancy would be greatly appreciated.

I question if in low cost markets how feasible it is to achieve a value add 2 times the cost of the value add.BTW 2: where do you think Ohio ranks in terms of RE owned by investors?

The RE used as collateral are either SFH, multi-fam, or small commercial (like a small retail store), and all in Calif.

We also looked into Ron LeGrand's course for creative finance, the price was nice however, it seemed a little outdated (now we may be wrong).In an ideal situation, we would like to spend $5k or less on the course, online, with the chat-bots or a call-in line for questions with an extended expiration date to ensure my business partners and I have enough time to thoroughly study and take the course and also have the opportunity to re-visit if we have more questions later on.
