I don't have a financial model or anything like that, it's just taking the time to do the research, analyzing all the inputs and deciding if something is worth the risk.I absolutely HATE debt. 

I am in Northern California (South Bay area) and looking at buy/hold investments for passive income (and moving towards financial freedom). 

I found my calling with financial investments (securities, including those related to real estate).Somehow I had the foresight to buy a home early in my corporate career ("buy the biggest house you can afford because housing prices will always go up, the balance on your mortgage will always go down, and your income will always go up").

Their first mortgage and all other credit obligations have always been on time to my knowledge.

Also your current financial situation seems dangerous to me because of the loan of your house being in your grandfather’s name.

Sounds like he is not in a better financial position than you. 

Hey guys, I am starting to realize that as comfortable as I am financially with renting month-to-month a nice apartmentI truly may be wasting an opportunity to financially growfurther.With that being said, someone who is of age 22.

With equity investors, its a bit different as those are longer term relationships that I want to foster...so again I yield to their desires (within reason)...even in cases where the smart financial move (for that deal) would be to buy them out as early as is feasible....I will let them play longer (and make more money) and then buy them out when I know I have the next deal on deck. 

Personally I think he should wait for better applicants, but who knows what his financial position is.
