I finally have the funds available to purchase a duplex in my market.

I use mouse bait stations with Final Blox from Bell Laboratories in them at each property.

The deal ended up not working out, but the final strategy was to have my friend pay cash for the property, close in 14 days, then sell the property to me where I could buy using my conventional loan.

They are lending me about 58k and my final loan amount will be around 235.

How are the final distributions taxed?
