QBs down loads spread sheets fairly easy but I am finally getting used to QBs reports and liking it more.

Since then I’ve been listening to podcasts, reading different RE books, and building up my overall knowledge in this business.

Long story short, I finally got a house under contract after two years of following bigger pockets and being interested in real estate so I am excited about my progress!

The biggest thing is get educated ,read books listen to podcasts and browse the forums here everyday.

An appraiser is obviously going to inspect the house and our concern is that we then would not be able to finance as a duplex, not to mention the added property taxes.Listening to Brandon Turner's The Book on Investing in Real Estate with No and Low Money Down, we thought maybe this property would be a perfect candidate for seller financing?

Even after a year of listening the BP podcast and tons of books there are still so many nuances of real estate investing that I am still learning.Its great that you are already thinking about your first investment property but patience is of a key essence here!

I couldn't afford to make my real estate investment dreams become a reality or I wasn't thinking creatively.Anyways I finally pulled the trigger last month and purchased a 1600 sqft duplex (1bed, 1 bath units) for 90k with the intentions to owner occupy.

Long story short, after a few backs and forth, and a long delay from the seller's agent (due to health issues), we finally got the contract signed.
