You talk to these guys at the courthouse during sheriff sales and it's fundamentally depressing just how good they are at what they do.or at trustee sales when I would show up with 3 to 5 million in cashiers checks and the one off buyers are like a deer in the headlights.. and I was just one of about 5 to 7 companies equally capable.. pretty tough busting in.I have bought courthouse steps in B ham  but Clayton is tough competition for us.. he is the 700 lb gorilla there along with conrex.

As a matter of fact my utilities are on a landlord account, so if one unit goes vacant, the billing switches to me. or if there is a problem my PM or i get contacted, this way we make sure whatever it is gets taken care of. the only bad part is that you would then have to go after the tenant/ past tenant for the money, then it is up to you if it is even worth the fight for it.
