From my knowledge, the most that any lender would offer would be 50% of the loan balance, but this is for a performing note.

This encourages them to pay the last month of rent and leave house clean so that they get their large deposit back.If they get behind or break the lease, this extra helps offset what they owe plus any damage or cleaning you have to take care of.It is a small percentage of the time that someone turns in a 30 day notice and leaves the place clean and undamaged to get their deposit back.

Hello @Tiffany Milan keep searching the forums you'll find someone who can assist, in the meantime try to attend as many of the BP webinars and read as many books as you can, to develop a firm knowledge base.

Of course it will probably never be perfectly 50/50, but do you think that’s a low estimation or high estimation for extra expenses on a property?

Having the extra rooms and bathroom seems like a waste since it's just the two of us right now so I was hoping to maybe make some money off of them if at all possible. 

I like having some extra buffers and protection for a first time buy, in order to get myself oriented in the process.

I have very little knowledge of this so if someone has more knowledge than me please share it below!
