I don’t live in the USA all the time (< 1 month last year), so coordinating non-trivial refurb may be awkward, not sure my old handymen etc are going to be available (or suitable) so perhaps something a little more turn key is suitable.

I've purchased a few owner-occupied properties in Washington, buying houses and fixing them while living in them before moving on to the next.

The math works out online and tenants already live in these buildings so I know they are liveable; that said, I have not visited the homes or made contact with the sellers. 

Just that I wanted a house to live in.

I currently lean toward upstate NY and MI (Detroit metro) as I live in the west but have family in Canada not far from those locations and the idea of being able to visit family with trips that can double as business write-offs is appealing.

(It’s worth the furniture if you want it.)Think of it this way. 1)Lots of cities ar banning STR, o requiring you live in the house while it’s being rented out, or limiting you to a few months.

I live close and that’s not a problem but any advice on n how to handle it?  

In addition, I think you are assuming a general contractor will extend credit to a borrower which isn't' always the case. in columbus we build and make everyone self fund a 30k retainer account in a escrow that they have control over because we build new construction multifamily at a discount and won't extend credit to anyone
