On my excel chart i can plug in remaining life in the "Life years" column so on any potential property I can plug in numbers as you suggest.

After this it is best to establish a value of the house (realtor, narrpr.com & zillow), take the mean estimate of all together in your excel spreadsheet to get a good baseline value. 

Otherwise, it was an excellent value and I can't complain about anything else.

@Jered Sturm has done an excellent job detailing the benefits of owning over handing your money over to a(n) REIT(insert entity).

"Property Radar" is an excellent example of such an app.

Overall it was a win for everyone except for the agent we had planned to use (fortunately I was not under contract... yet).I found the major and obvious things were pretty easy to estimate, it was all the little, easy to overlook type stuff that crept into the equation.

Remember, it HAS TO BE WIN/ WIN.

I like cosmetic rehabs as they are easy wins and a great way to gain experience and understand designs and rehab costs. 

I figure I could do an excel worksheet but thought maybe a software program would be more efficient.
