Excellent feedback above.Most commercial investors will match their debt structure with their strategy and if the plan is to hold long term, they get a long term loan instead of a 5 year bullet.  10 year fixed rate, 30 year amortization is common and you can get hybrid products that convert to a variable rate after the fixed period and have no balloon.
