Why would an experienced investor seek out a novice investor with no knowledge of the commercial sector in an attempt to locate passive investors. 

The discussion I'm going to attempt to induce is one that I'm certain comes as no surprise to many of you.

I do have money for down payments and I am currently attempting to wholesale distressed/vacant homes in my nearby area.

With that being said, I would not do a long distant flip on my first attempt, there is just too many uncertainties in a already risky business, thats why I'm still searching in my back yard for this first shot.  

However, I will play a little devil's advocate here concerning RE and the stock market.Contrary to popular belief, real estate investment, other than REIT's, some syndicates, and some TIC's, is not a passive endeavor.

Has any landlord attempted to work w/ credit company to assist tenant build credit during their leasing period? 

I'm not sure if I would be able to recover my capital though as I have not done a loan with being the second lien, so I have decided to keep from making the loan.When I step back from the situation it seems to be too risky for my first attempt into hard money lending.
