Glad I'm not alone because that makes you wonder if the MA real-estate market is just too expensive for most people to invest in.I definitely am looking to start investing in buy-and-hold properties at first and then try to add the wholesaling in the mix to fund some of these investments when I run out of my private funds.

The reason is the purchase price tends to be smaller and they are all highly unique and one off type deals.When you get into the larger deals in price (millions) things are more systematized and the level of investors are repeat sellers and buyers instead of one off deals.The small stuff can be okay in rural towns where things are a one stop shop and you mix in big and small.

A properties lend themselves to specialized housing like student rentals.Affordable Housing can be a huge benefit to an owner with qualifying local, state and federal programs providing grants for work to be done improving the asset.Unit mix is important having 2 to 1 ratio of 2-3 beds vs. 1 beds leads to less turnover.Remember the US is the #1 destination for foreign investors in real estate.
