Advice on Apt. Complex deal

I recently spoke to the owner of a 21 unit apartment complex in the Atlanta area. She is older and wants to get out of the property but is asking too much.

Any advice on how to continue negotiations? Should I wait until she becomes more motivated and follow up in 6 months? Are there creative ways to structure the deal?

Hi Darren,

What are rents per unit, unit mix ( 2 bed 1bath versus 1,1's), and asking price??

Does landlord pay water for tenants??

I have many clients from California buying apartment buildings here. There are a ton of ways to structure a deal. Would need more info to comment further with funds cash you are wanting to put down and location of the area etc.
