There was a sun room that was added to the house and I’m planning to  have that finished ( insulated and dry walled and vent added) and use that as great room and add a wall to enclose the  kitchen to access  the back unit which  will have have access to 1 bedroom.  

As a whole the Amarillo market never really appreciates much, maybe a percent or so a year but it’s pretty flat, we don’t have the ups but we also don’t have the downs. obviously it’d depend on your type of property, but cheap properties have gone up and middle range properties have dried up.

Would you happen to know if there’s enough work from those companies to go around or is that drying up with the REOs as well(which would make sense)*Anyone else on here welcome to join the discussion.

Equity can dry up in a rough market and/or **** can hit the fan unexpectedly with repairs or losses not covered by insurance. 

The NC Bar Association recently (April 2021) shared an Ethics Opinion on SDDCs (Same Day Double Closes), dry SDDCs, and Assignment transactions.

I think he uses it now to dry his fish on the roof.

I will have to replace 2 windows in a rental property due to rotting and not having a connection or relationship with someone who understands the window business so what I did is what everyone else would do in my spot, call one of the big Window companies in the city, in my case state. 

But you can also check with the local alarm company, just have the charges billed to you, then charge you tenant..slightly over.When filing evictions, I have in the past charged a $100 admin fee for having to go to the court house and file, in addition to the filing fees etc..Also, if you have a multi-unit community, you can charge for faxing service, check with your local dry cleaners and set up a pick up and drop off service at the office.You can charge extra for certain views, first floor, second, third etc...Furnished units are good as well.

He paid me hard money for the use of my HELOC.Finally if you have a good W2 or other income source coming in, you pay it down which gives you the dry powder to be nimble to act quickly to buy again. 

I check them all 2x a year for rot, damage, insects etc.
