If you need to build up $150k in equity per year, in addition to just paying your own living expenses in northern California, you need to be bringing in $200k/year from the start which sounds pretty lofty for even an experienced investor.Regardless, I love your attitude, desire to learn, and passion for investing and have no doubt that you will have success along the way!

Push comes to shove something will be done to eventually turn it around.I doubt the manufacturing sector will return but they will probably be able to attract other industries if they create a climate that encourages business development.It may be 5 - 10years before real change happens though.

I have, in the past, called the Magistrate and politely asked what I did wrong after losing.It's my feeling that Magistrates, if in any doubt, will err on the side of the 'little guy'; and that Magistrates rule their kingdoms any way they damn please.

I didn't look up your state requirements to disclose, but I'll bet it says something like "A licensee shall disclose upon the first meeting with any person they engage to conduct any real estate business requiring a license" I doubt it will say "unless you're a loan officer"....butIt depends on the kind of business you are going to conduct, if you're buying a property, I'd say, because I'm a loan officer at XYZ bank, I'm required to hold a real estate license" The purpose of disclosure is to put the general public on notice that you have a degree of expertise in real estate and are considered to have an advantage over those who do not.
