I would also agree with JJ P. that the 23 unit house is not as appealing due to social distancing. 

Long story short, because of time constraints and family needs we decided to purchase a SFH that needed minor updates but would cash flow as a rental.If you’re able to take do house hunting in advance, do so.

If you invest long distance it'll definitely require more of your time and attention, but you'll probably see more deal flow. 

There is literally everything in driving distance to San Diego except you don’t have harsh seasons to accompany that luxury.
