I'm a realtor at Coldwell Banker (just for disclosure) and I use Jerry Mash at Coldwell Banker on my 4-plex and SFHs.  

In section 3 and 11 of the disclosure, there are the following questions and answers:- "With in the last 4 years, have you (Seller) received any written inspection reports from persons who regularly provide inspections and who are either licenses as inspectors or otherwise permitted by law to perform inspection?

He agrees, we send disclosures and pull credit and his score is 20 points lower than what he told me. 

@Dylan HargroveDylan, full disclosure, I have not purchased from a tax auction/bidding process but have done quite a bit of research on the matter for Tarrant County.

There are specific disclosures and docs to making a tax lien loan. 

What is section 32 disclosures?

The typical disclosure talks about "known issues".

Many/most contracts have a check box in the disclosures that basically says the seller didn’t occupy the home and therefore wouldn’t know about any problems.
