I am looking at a potential rental property, it was built in 1994 and has no cosmetic updates  (wallpaper borders, formica countertops in the kitchen and bathrooms, old plumbing bathroom fixtures, a slightly mauve/brown carpet that is in good condition but dated). 

We found the property and since it is on the border of WI, the need in a realtor to represent us. 

Now, there are some additional legal protections or anonymity in certain states (DE or WY), but we don’t need the extra protections (and we’d have to register the out-of-state LLC in the state they’re located anyway which is a similar process to establishing an LLC anyway).

Tenants are also responsible for all utilities.With my properties in the southwest, I do mandate the sprinkler systems be used twice a week, and my PM gets the system winterized and de-winterized each year.

They do cross border, which is why I use them. 

I agree that if you let the command know, 1. they probably already have an idea an issue exists and 2. they can de facto help move the issue along.

Since we can't charge late fees here in LA county it does de-incentivize on time payment.
