I've already filed an eviction lawsuit with a court date late this month.

But buyer beware, buying the cheapest unit on the internet may work out for you but they say you get what you pay for for a reason.

Its usually a few years IO and a call date.

You need to send to old deed dates and preferrable properties that you know need work... like code violations.but before you do any of that, you really need to build your buyers list first.

@Mark Gallagher I'm actually still in the process of saving money, $6,000 is the most I can save by the date I want to start, but I would like it if we keep in touch on here.

Wondering this because... there's a property that shows a List Date of  7/21/2015  , and the property has already been reduced in price on today's date of  8-11-2015  ..... which is less than a 30 day period, but yet the property has already had a price drop 5.

I just received the leases from the seller and the three tenants I'll be inheriting are on a month-to-month lease which is dated back to as early as 2004.

As great as the Internet can be, I think learning from someone with experience in person is the best thing for me.

I have submitted all the paperwork and now waiting for a close date.
