If the place WAS winterized, you would see some telltale signs: red colored antifreeze in toilet bowls, field service stickers with phone numbers, signs on the water faucets that say it has been winterized, etc.

These restrictions may include items like only single family homes may be built in this neighborhood, or the servants quarters must be separate, or no people of color are allowed to live here (they are that old).

Everyone has a sob story, you have to have thick skin and realize it's a business for you, even if it means evicting someone you really believe is on hard times.- I often had to get creative with structuring move in as I rarely had an applicant that could afford deposit AND first months rent all at once.- Potential vandalism is higher, especially when vacant.- Higher turnover.

We accomplished this by keeping an open concept between the kitchen and dining room.The lighter kitchen cabinet color we used really gave a brighter and larger feeling to a smaller area.

If the Investor is relying on the crowdfunding site for the due diligence, they would be making a big mistake.My advice to anyone vetting a crowdfunding deal is to: 1: Ensure the Developer/Operator has significant skin in the deal, especially on an equity deal. 2: Ensure that the return calculations are accurate - are they conveniently excluding some fees or costs in the calculation; is the return expressed as an Annual return for a deal maturing less than a year?
