I know the sales pitch is that real estate is "passive income" and it's a load of horse crap - unless you're sitting on a pile of cash and need some place to put it.

At least in California...My contract is 12 pages or so and is full of the crap we need to protect ourselves..Happy hunting..Michael

And the idea that people can just post crap and get away with it because no one can call them out is rather weird...

Your prospect receives the mail piece, sorts over the trash can themselves and makes a split second decision about which ones make it past the initial culling of crap. 

Credit card debt and buying crap they can't afford are the top of the list.

Oh and the rate of return calculated at about 13% unless I financed it and then it went to "holly crap" level.

I was helping out a friend of mine cleaning out an 800 square foot house, he ended up using two 30 yard dumpters to get the crap out and i mean crap and trash out but we did find two top of the line chain saws in the basement.
