I just helped a client snap up a decent deal that had been on MLS for a couple weeks.

I'm not sure we disagree much here, other than maybe making a couple of points:1.

Based on current research, we plan to go into BRRRR investing starting with SFH with our first couple of deals and then to small MFH and large MFH down the road.

Everyone from the successful plumber to the young, professional couples just starting out live here.

Here in MA, you cannot discriminate against a renter based on them receiving any type of public assistance, and that includes Section 8.I just talked with another BP'er a couple of hours ago who was contacted by what we think was a "tester". 

In the meantime I've purchased a couple SFHs with a partner and then commercial multifamily with that partner and others as well. 

It is surrounded by a cabinet shop on the left side, a couple commercial buildings in the back alley that are used primarily as storage for various businesses and a bar on the right side.

@Eric Wilson and @Kat He, we've been doing the vacation rental thing in the mountains for a couple years now and it's been so great.

Other brands are just as good or better. 

I'm brand new to the real estate scene but I figured with the way the economy is it maybe a good time to at least check it out and see what it has to offer.
