no problem its not real complicated you just don't know what you don't know until you experience it.you want your experience or knowledge to equal or exceed your buyer so you can best position yourself. for not in the business land owners selling to developers.for me the short to do list is1. first and foremost talk with your CPA and make sure they understand what your doing.. don't want to box yourself into a tax situation you don't care for.2. tight contract.. remember builder/developers by and large are sophisticated buyers.. so need to level the playing field.. this is not some wholesaler trying to snake a property.3. once figure out have a good RE attorney draft the contract don't use standard board of realtor or MLS forms.. it should be a custom contract in my mind..

Basically saying that good liability insurance will do the trick as LLCs are easily pierced and just complicate the lending process.

Reassessment would be ... undesirable.There's also a bulletin posted on the DRE site (from 2016) that talks about this subject as it relates to short term rentals (but they cover all mgmt cases):http://www.dre.ca.gov/files/pdf/adv/LicenseeAlert2...The "power of attorney" thing has an ominous "don't use these provisions to circumvent the requirement" clause.

Yes, if you plan to re-rent and store on-site, you cannot remove those items during that 28 day period from the end of the tenancy.

One more tip- don't leave the cat pee stuff outside in a pile or in a dumpster for long- will attract more cats and animals to your job site...and they will  mark outside which potential buyers might see/smell after the house is all nice on the inside.
