I would assume there is way to revoke the owner builder affidavit, when you show the work was completed with a gc pulling the permits.

Generally I would say that if the property is 15+ years old and not recently completely renovated a SFH would likely be in the range of 50% and a multi unit likely slightly lower, possibly as low as 40%, due to more tenants, higher cash flow and lower risks from vacancies.The 50% guestimate is based on the historic average of hundreds of thousands of rental units of all types over decades of accumulated data.

And yes... very sweet :-)In my mind, trying to find a place that's going to appreciate is a LOT harder and I would move from "investing" into "speculating" There's nothing wrong with hedging your bet and doing your research and trying to make sure you're not going into an area that's *completely* going to tank, but I've found that when you start speculating on future prices, you start down the path of just what you described... one piece of information says this, another says that... and they're both at odds with each other.
