I don't personally think you need a formal mentor, I would recommend simply asking questions constantly to anyone in the industry you encounter, and with time you will formulate an appropriate plan and goals for yourself.

I joined last year with similar goals to you, and have learned so much since then through engaging with the community.

The only benefit I would say is what they end up paying for not cleaning the poop in the common areas/yards, which is an extra $200 to $300.

So, some of the consideration is just running the numbers to see which way works best for your goals and some of the consideration is how active or passive you get to be.
