@Cody Merkes I agree with the other commenters on here, that it definitely takes work.

I am sure that would be more helpful than making comments about what someone else is doing to get information out. 

Another important detail is that the loan can only be from the plan associated with the current employer (related to your comment about the loan becoming due if employment ends).

I don't know anything about HOA's because I won't touch them, so I can't comment on that.

To clarify my comment, minor renovations for us is under $3,000 - meaning basically looking to purchase a property that is ready to rent and possibly with a tenant in place.

Please don't listen to the comments that dismiss this, there are attorneys who make a living representing tenants who have no $, so how do you think they get paid, from the judgements that they get a piece of!

I read as much as possible and get familiar with laws but I really appreciate this comment because it has been a work in progress to up my standards on renters. 

Like Christopher mentioned in his comment, they had put in Helical Piers to lift the duplex, and the structural engineer signed off on the repairs.
