I always shy away from optimistic numbers in favor of conservative numbers to protect somewhat against downside risk. 

There is the upside of having a tenant already and the downside of not knowing much about them. 

The upside is you don't have to pay interest on the entire amount, the downside is that you may put yourself at risk of having a lender freeze the LOC. 

As you know this is maybe the biggest decision a new investor will have to make and the variables are countless.

For me, the order of monthly spend goes something like mortgage (biggest expense), medical expenses, food, car payment, ancillary (smallest expense).

Windows and door frames and similar surfaces are the biggest risks.
