Kayla - you can do what you want with any of the online calculators:- Open two windows and bring up the calculator in both- In the first, put in the initial amount, interest, term and the amount you will be paying initially- In the second window, put in the remaining owed after 12 months (see window #1) and your new payment.

Perhaps $2K or less if the contractor doesn't have to rip open walls or get into any tight spaces.So, if this were my project in a comparable area, this is what I'd budget:- $4K to replace furnace/condenser- $4K to replace all plumbing- $2K to replace all ductwork- Whatever the cost is to fix/replace the damaged sheetrock needed to get to the plumbing/ducts.If the Scope of Work is less, the cost should be as well...

., it sounds like to do what I want to do, I would move my solo Roth 401k from my online brokerage to a truly self-directed Solo Roth 401K, and then have the new plan turn around and open an account at an online brokerage, possibly the same one I just left... but the new plan could also open another account for cryptocurrency... another for crowdfunding... it could buy and sell paper... flip houses or wholesale without UBIT or self-employment taxes... and I could buy when it's good to buy, and sell when it's good to sell, and not have to worry about capital gains, depreciation, 1031 exchanges, tax on interest, and so on... did I get that right?

The tax advantages are obviously enormous but that sounds incredibly difficult to do in the Bay area's extremely aggressive real estate market (it's common for properties to receive > dozen offers with extremely minimal marketing, maybe just one open house and then to receive offers -- not uncommonly all cash -- 20-30% over the asking price).
