It's worth getting into a relationship with a contractor who is willing to come along and do some detailed work about kitchen bathroom, plumbing electrical, foundation, roof, etc, and a number to go along with each in exchange for hopefully getting the job or if not, a fee for the work done from you.   

For your first flip, look more for cosmetic flaws, like ugly flooring, outdated kitchens and bathrooms.

My favorite is the vanity light that seems to have been constructed from keg cups.I haven't toured this property.  

It needs updated kitchen and bathroom, and new flooring, some other minor stuff like replaced baseboards, and of course paint (but I feel like that is always a given with any property).  

The ones that are updated with 3 bedrooms and 2 bathrooms can go up to $140000, but they stay on the market for a while.

I have a question about the bathroom.

We are also relocating a bathroom.  

The 3rd floor space currently has a bathroom, half kitchen (no cooking facilities), a small LR, walkin-closet, and 1 bedroom.  

The worst was when I walked into a bathroom where someone obviously had a bout of explosive diarrhea, and they didn't flush the toilet.The funny thing is I came in not long after the LISTING agent was showing the property.

So the first property I'm considering is in a neighborhood that makes approximately $30k/yr income per household and I'm planning on paying $50,500 for it then I'm guessing I'll spend $10k to fix it up with new paint, carpet and maybe new bathroom sinks/cabinets.
