Bare with me as I haven't completed my first deal yet and am seeking advise.

At the bare minimum, I would start with 100. 

you have to be consistent in monitoring them because the good ones barely last a day.  

Most of the leads i get are what i call "Dreamers" that call me wanting to see xyz house, but they make barely enough money to buy something a 1/3rd of the price.

Welcome to BP Brian, sit with your father, enjoy your time with him, ask and learn as much as you can from him, you probably have the best teacher in arms reach. there is also a lot of things you can learn here on BP, and one thing is to try and stay active on the forums, even if you do not participate in a discussion ( which you should ) pick a few everyday and read them, see what everyone does or thinks, good way to learn.

Finding commercial investors to participate in projects in Indonesia has been a major chore.

It will be through a participating lender and there aren't as many as conventional lenders so you may have to shop around.

So even at 110k I am barely making a profit.

Here is the list of problems: The front door barely opens, NONE of the doors close correctly, garage door has been replaced but the electrical still needs work, no doorbell, no fire alarms or carbon monoxide alarm, no working outside lights, a severe mice infestation (who have now raided my brand new couch), no insulation in the mudroom because of a door installed incorrectly, which is allowing cold air into the house and raising my heating (propane!)
