I have my eye on a couple 4-5 plexs though there is a couple 10+ out there but I'm thinking they wont be worth it atm though i still haven't run real complete numbers on it yet.

One sneaky way to do it is to have a tenant sign an "I have vacated the property and have completed my walkthrough inspection with the landlord as of X date.

Finding residents is a completely different process as compared to a typical rental property (assuming you are operating legally).

There are many older properties in the downtown Nanaimo area that can be renovated or rented out and then completely demolished and rebuilt.

I might rent out a room in the house once I get a couple of bedrooms a bathroom and the kitchen finished.I will move out and refi to get my initial investment out once I'm finished with the majority of the rehab finished and then rent out the entire property.Hopefully by the time that's complete the market in my area will be more forgiving.

I didn't know if there was a form, similar to an estoppel signed by both parties, we could have completed related to any damages the current owner sees that were not there when the tenant moved in. 

After rehab is complete my plan is to raise rents to $850 and tenants pay utilities.
