In your opinion, which are the "steps to follow" when approaching an unknown investor to offer a deal?

@Thomas Cottrell, if I'm doing a distance deal it's always with a short term approach, say a cooperative assignment. 

You've likely developed an equally interesting approach to managing and financing these discrete 4-plexes, one that others, including myself, would love to hear.

Each state has a Division of Real Estate who oversees broker operations & requires broker's to adhere to incredibly strict accounting procedures, audits and care of all of this money that flows in & out of their hands that is that of the client's (you) or the tenant's.

How should I approach this?

I'm considering an alternative approach, which would be to fill these areas with sand/granite and install paver stones to create a more rigid/flat surface, which would still provide accessibility for future repairs.Might make sense to adopt both approaches, according to the specifics of each area.Much appreciated!
