How do I estimate demand, occupancy rates, and rental rates for a property/area?

He has 25 years in construction & does quick repair estimates for another female investor here in town.

It is my first deal, i want to make sure that I am not forgetting anything or I am under estimating the cost associating with it.Not to forget that I will be living in the third unit as well and the income is only counting two rented units and not counting my unit.What are your thought?

CMA from my realtor estimates the value to be at $330-$340K, monthly rent at $1400 per month.

A couple questions I have now after talking to some of the leads pertain to actually making an offer on the property.First: When trying to estimate the costs is it anywhere near possible to estimate without actually going into the property?

is it worth buying a duplex with two bedrooms in each for 56000 but it's pretty ugly i estimate the cost to fix it would be about 20000 minimum, and it has a great location, I could rent it out for about 600- 650 a month once it's been remodel
