You keep power on, smoke detectors that aren't battery operated will need to be active.The cost for power in the unit will be minimal you can unplug fridge, leave door propped open.Call your utility company, you should be registered as landlord for the property and in between tenants the power is reverted back to owner.You may be able to download the forms from your power company and or fill in online, or fax, each time a tenant moves in and when they move out.

I have already began taking some courses on TD ameritrade's website, I opened a brokerage account and downloaded thinkorswim(trading program), and I have been observing stocks and messing with trendlines and different forms of analysis.

Can anyone plug me into the matrix and download this information to my brain?

You can do this two ways 1) spend 30 minutes and download that spreadsheet that does a simplified life cycle cost analysis and gives a per year sumOr 2) be conservative and call it 10-20 percent put it in the bank and spend you time enjoying life or finding more deals.

Auto download into quickbooks, use a VA to make sure everything is on it's up and up, and have a good CPA to get it all filed correctly.
