I have started taking a lot of basic steps: researching forums, listening to biggerpockets podcast (absolutely love them), and reading a lot of real estate introduction and self motivation books. 

I also sell some turnkey properties and I wouldn't market a property unless it's absolutely ready.

If they never come out there is not an eviction and you're gonna have to start all over again on the small chance the tenant pops back up.Yes absolutely offer to drop the damages hearing and let them know you won't come after them for a money judgement if they leave the house clean, but DO NOT not have the sheriff come out and officially execute the eviction.

There is absolutely NO room for hesitation when a property is priced with equity in it.  

But again, you must show the additional office outside of the home is absolutely necessary for administrative and purposeful reasons.

Well anyways, I absolutely believe that buying and holding cash-flowing real estate is the best way to create wealth.

You absolutely need to get a new LLC, if the seller objects, you can offer to pay his side of the closing costs, but I would go through your due diligence findings once more as this would be a red flag for us.
