I am seeking advice on purchasing a multi-unit complex in southern California.

I am looking to purchase my first rental property here in Southern California.

We own our own home and live in Southern CA so out of state investing makes the most sense for us. 

Their name is Southern Impression Homes, and they build new and set up property management and are positioned as a turn key investment opportunity.

I happen to know the Smoky Mountains (TN side) intimately, but would be completely worthless in finding a "good" deal in Cape Cod, the Florida Keys, and southern California. 

Hi Shane, we have a decent sized portfolio across southern NH (80units) and electric heat is the one thing we avoid like the plaque and/or replace as soon as we purchase. 

For Phoenix, Southern Florida, and to some degree Coachella Valley (Palm Springs/Palm Desert/La Quinta - although I despise their regulatory environment and would steer people clear) you could have your vacation rental rented in peak season, as such, to get all the upside that comes with it.

@Jonathan Stone It's the southern most ski town in the rockies so that's a big part of the draw.
