DO NOT, however, fall into a calendar trap; buy because the math is right, not because you want to keep up some self-imposed pace of expansion and it’s been X days since your last deal.  

I want to create a duplex up unit by combining the second floor and 3rd floor into one unit.

So my advice would be to keep self-educating, ideally by reading some books, and listening to the podcast.

Best of luck.Dimitrius Kiritsis hit it right on the head, if I had to add anything from my experiences, learn what a CAP  rate, NOI ROI is in your, of course you'll need to look at rents for similar size apt units, I say the main thing is knowing how much the property is bringing in and how much is going out.

Photograph or video the empty unit and get the place ready for the next tenant.
