If I were you I would be looking in San Antonio. 

Where I could invest and house hack around here would be Ontario, fontana, Bloomington, or San Bernardino areas but typically there are higher crime rates and with that, higher vacancy.

However, looking at the price in the San Francisco Bay Area, the number not even close to acceptable (it is way too far from a Home Run number). 

That other buyer was primed to waive at least one contingency from when they bought their primary residence in Oakland / San Jose / San Francisco a year ago.
