Hey everyone,I’ve noticed a lot of discussions lately about finding the right property manager, so I wanted to offer some insights for those in the process or considering it.

With that, I also work with a lot of other agents, contractors, and lenders.

I would also add that investors are often interested in Blanket loans because they mistakenly think it will save significant closing costs, but they do not as you will still need four title polices and appraisals etc. and you will get far worse financing terms on the loan and have a lot less flexibility down the road to refi and sell properties.  

Unfortunately, here you have quite a lot going on and maybe misinformed on a few areas.

If the tenant is likely to re-sign at higher market rent, the property becomes more valuable.

Not “living” but stay there a lot.
