This statement - "Open to any state as long as I can make money and grow" - means you are too open to other's opinions and not focused enough on where you want to be.

Is there enough margin here for a flip, or would this be better as a long-term rental?

In my small city (70,000 or so) we have a university with about 20,000 students with a nursing school, hospital, and obviously several mid size employers that I’m sure have people travel into this area for business purposes.  

Given this is my first investment, I want to try local before I go out of state.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Has anyone bought through this company any info you could share would greatly appreciated.

Turns out, during construction, one of our vendors flushed something down the toilet, causing a clog, which led to the system overflowing and flooding the home.We ended up having to cut and replace drywall in multiple rooms and swap out the wet carpet, which will cost us around $10K.Mishaps like this will happen in Real Estate.
