Add a 50$ late fee that’s hopefully outlined in the lease and for good measure put a post it note slapped on the notice of the door too ..thanking them for the extra 50 bucks and how you’ll likely just spend it frivolously on something like cigarettes and beer for Christmas

Arsenal Heights is a very small neighborhood measuring only 3 x 4 blocks, and yes you are correct, the farther west you go, the better it is.

I don't think you can actually measure with bandit signs, but on mailers I know most people expect to get between 1-3% response, meaning that if you send out 100 letters you will get 1-3 calls (NOT DEALS, CALLS).

I think if you are going to evaluate price too, square footage is a good measure for how much you should pay and how much each unit should rent for.
