Your tenant will be out in a matter of months and you'll have to repurpose the area.As with any industry, there will always be room for the little guys if they can find some niche that serves a market segment not covered by the big boys.

Did you receive the rent rolls and P & L statements for past 2 years already?  

Wholesalers do serve a purpose imo but a lot of them can be lazy, shady, and/or under-educated.

@Torrence L Stump  in most area hard money lenders will loan  money for the purchase.

Did the landlord serve any notices or file an eviction?

It especially serves me on the days I don't want to do anything.It feels so amazing to have one of my kids finally agreeing to participate with me, and even setting the tone!

This is not always true, but if there is a ton of demand, it will likely serve you best to put up the best hand you have (as long as the numbers make sense) and put your best foot forward with your offer!
