@Kristi KandelI would seriously recommend dealing with small local banks to handle the commercial loan as opposed to a large bank. 

Do a search for duplexes & small apartment buildings.

We have established a small firm to invest houses in a few cities.

This used to raise the very small possibility of the bank putting you in default (Due On Sale clause....worst case scenario you have to transfer it back) but recent revisions to conventional terms have essentially eliminated this, when transferring to a single member llc.  

I guess the only question I would have for him is how often is he seeing loans on small multi-family (2-4 units) being approved for a 95% LTV conventional?

Currently I'm looking to buy a small park and repeat the process of buy and hold.

If the margin is small, a couple of thousand dollars, then just take the risk.

The cost of repairs / rehab is absolutely outrageous in most cases and  usually does not cover by a small pet deposit. 

This money will be a small amount of my NEt worth so I’m not really gonna miss it.
