I would like to reach out to these property owners and see if I can generate a deal, but Im not 100% sure how I should go about it.My first thought was direct mail (the list I have has mailing addresses for the owners as well the property).

Average is around 40-50k.With that being,  some agencies are better than others in terms of training and lead generation. 

Without those skills generations of people are locked into a never ending cycle of poverty. 

This alongside the growth we have individually will help us reach our retirement and generational wealth goals.

Even less so if you can't even view the credit reports and are just relying on the Smart Move computer generated recommendations.As their current landlord, you already know how at least two of them perform as tenants.You already verified their income is substantial, more than enough.... that's good.No legal history problems... that's good.Simple fix for the collections.... verify that the collections are valid and have the tenants set up a payment plan with their creditors.

I'm a newbie mortgage banker and I'm trying to generate leads so I plan on sending out direct mail postcards around my area in Los Angeles.

I do need to generate some extra income for my future.
