As far as the security deposit our lease states that any breach of contract forfeits their security deposit.Also, yes I will begin the evection process if they don’t pay the last month’s rent and hopefully the notices would encourage them to pay I just might not follow through with the filing until they are in holdover…thanks again.

Many people on this site will tell you to just study this site which is helpful but you need more actual hands on interaction.

I am always looking for a similar situation and it's encouraging to hear someone else making it work.
