Has anyone offered all cash then immediately refinanced to get the cash out? 

There are conventional loans as well with low down payments and the PMI falls off once you reach 20% equity.In this higher interest rate environment, lower down payments does make it harder to cash flow, so just keep that in mind.

You might get lucky.I'm dealing with my own issues right now as I have a 5 plex that is not nob and tube but is screw in fuses and the insurance company (auto owners) threw a fit and demand the fuse boxes all be replaced with breakers or they will drop me.I'm right down to the wire and they have issued a do not renew order until fixed because it has taken 7 months to get all the paperwork and consumers on board with the update.I have a really good electrician coming in two weeks now that he finally has his permits, parts and pieces, electrical company ready for the work to be done.The electrician warned that he was only doing this because he was friends with my PM.

Cash flow is beyond exception from medium term rentals.

Purchase price: $49,000 Cash invested: $3,000 We purchased 5 acres with no deed restrictions or HOA and continue to build out rentals/lots on the property.

Also, my first house hack was a bad buy imo, but now with both units rented - my cash flow is 400 bucks per door, which is sweet. 

I do not have that much cash sadly, but I was curious what your guy's thoughts are on financing that amount. could I get a decent loan for it?

It has been a mix of 1 Conventional, 2 DSCR, 1 Seller Finance, 1 Cash out Refi and 1 Fix and hold. 

if you don't, you could be way over and that will mess up your whole strategy of a positive cash flowing unit.
