@Brandon TurnerTenant will not call repair folks regardless of co-pay or not(we tried both ways) so we do use co-pay now for years, but months before they move, we try to schedule an inspection to see what if anything needs fixing.

That's usually more like a co-wholesaling type of thing though.

Or the settlement co would cut us each a check, say 50% to wholesaler, 50% to me? 

I also decided to use a large portion of money for a couple's vacation to Breckenrigde, CO for Valentine's weekend.

Co.34 and its progeny, which bar post-notice period challenges to a cancellation or unliquidated claims against the seller based upon fraud or misrepresentation or other claims under the contract unrelated to the cancellation itself, still remain good law and those defenses or claims cannot be raised unless an injunction is procured prior to the running of notice period.
